Expired Listings. “These are listings that realtors had on the Multiple Listing Service (MLS) and they didn’t sell. I personally love these because they tend to be more frustrated already, having not sold with a realtor. This will many times translate into immediate appointments opposed to the ‘for sale by owners’ that need some time typically. Where do you get expired listings? It used to be that you had to work with someone that was licensed to get them. Now there are services that offer them so it's super easy to get a constant feed of them.”
I’ve generated thousands of leads and personally sponsored over 100 people in just a couple years by blogging. I think the web 2.0 is the wave of the future. All of the methods work very well, too. It’s just a personal choice of how you want to spend your time. I haven’t reached out to my warm market yet, but I might at some point. Most of my friends who do very well have built it exclusively through the warm market. Food for thought. Different strokes for different folks. That’s how I see it anyway.

As a business owner, imagine that I’m just doing a research, I don’t know exact dates of my holiday (it mostly depends on your availability) and I’m not sure how long I want to stay. I need to find out the options, consider them and talk with my partner. If we would talk on the phone, you would give me dates but what’s next? I would hang up anyway to think about these dates. And that’s not closing a deal. That’s inconvenience for me, because I need to write them down anyway.

After over 400 calls I realized that the company had sold my ‘exclusive’ leads, muliple times. Did I consider it a waste of time and money? No, it was a very good training opportunity for me. Most people have a job and work and can’t take time off to get a ‘telemarketer’ job. But they can get a script book and get a group of inexpensive leads and use it as a form of training on the phone. After a large no. of calls the phone can become a familiar and usable tool.

Don't use CTAs to drive people to your homepage, for instance. Even if your CTA is about your brand or product (and perhaps not an offer like a download), you should still be sending them to a targeted landing page that's relevant to what they are looking for and includes an opt-in form. If you have the opportunity to use a CTA, send them to a page that will convert them into a lead.
